We can manage the entire process or tailor a solution to meet your particular needs. Below is an overview of the key stages we’ve developed throughout our custom design and development journey.

Design Strategy

Every successful project starts with clarity — and at Studio 72, we believe Strategy = Clarity.

Our complimentary Design Strategy Session (DSS) is a no-obligation first step where we align your vision, budget, and goals. Whether you’re creating your dream home or undertaking a residential development, we review the site, assess local and state planning controls, and gain a clear understanding of your aspirations.

Held via MS Teams or in person, this session gives us the opportunity to get aligned early. If you already have a design brief or inspiration in mind, we encourage you to share these with us prior — it helps ensure we’re aligned from the outset.

From this session, we develop a tailored brief and provide you with a detailed fee proposal to guide the next steps — ensuring the project starts with the right strategy, direction, and momentum.

02.

Custom Design

We combine detailed site analysis, tailored concept design, and builder cost insights to ensure your vision, budget, and design are fully aligned before moving forward.

Following engagement, we undertake a detailed site analysis to ensure alignment with your vision, budget, and planning requirements. During this stage, we also gather other key site and planning information needed to shape a well-informed, achievable design direction.

With a clear direction established, we then develop a tailored custom concept design — complete with realistic, furnished 3D fly-throughs and renders — offering unlimited revisions to ensure the concept evolves seamlessly with your feedback.

Once the concept design is approved, we request a ballpark estimate from our reputable custom builder network to confirm the design aligns as closely as possible with your intended construction budget.

We do not move forward until you are totally satisfied with the design and price.

Building Approval Drawings

Once the concept and budget alignment are achieved, we prepare a full Development Application (DA) or Complying Development (CDC) drawing set, ready for submission.

This stage ensures the design is documented to meet Council or Private Certifier requirements and provides a complete pack for planning or construction approval.

As part of our integrated approach, we engage with specialist town planners and other key consultants — including surveyors, engineers, and sustainability assessors — at the appropriate time, to obtain all required reports and incorporate their findings into our documentation. This ensures the approval pack is thorough, accurate, and ready for lodgement.

Lodgement & Approvals

We take the hassle out of the approvals process by coordinating all required documentation and liaising with the approving entity — whether that be Council or a Private Certifier.

We work closely with our specialist town planners to navigate complex planning pathways, address council feedback, and ensure your proposal is positioned for a smooth approval.

We respond to any requests from Council or certifiers immediately to ensure no time is lost and your project continues progressing without unnecessary delays.

We manage the entire submission process with clear communication and proactive coordination from start to finish.

05.

Construction Certificate (CC) Documentation

We prepare detailed Construction Certificate documentation, facilitate builder engagement, and provide ongoing design support to ensure a smooth transition from approval to construction.

Following development approval and receipt of conditions, we get to work amending the approved drawings to reflect Council / Private Certifier’s requirements.

During this stage, we can also facilitate the issuing of the full approved drawing pack to one of our recommended reputable custom builders to secure a fixed-price quote. We’re happy to make introductions, giving you a clear pathway to engage your builder and move forward under their contract for the build — with us remaining in regular contact throughout the process.

We also provide support during construction — at no additional charge — by responding to design-related clarifications and addressing any changes that arise from the build process.

Development Marketing

We provide high-quality marketing visuals and tailored sales campaign support to maximise your project’s market appeal and attract buyers.

While we already provide detailed 3D fly-throughs, furnished renders, and self-guided design tours as part of our concept design process, we also offer an optional photo-realistic marketing package to further elevate your project’s market appeal and buyer engagement.

When the time comes to position your project for sale, we can provide tailored sales campaign support — assisting your chosen agents in crafting standout listings and attracting interest off-the-plan. This includes high-quality visual assets such as photo-realistic 3D images and animated fly-throughs, specifically designed to enhance your listing and help achieve optimal sale outcomes.
